Kingston Urban Development LLC focuses on developing and acquiring all property types in major Metropolitan areas in the Mid-Atlantic region and South Florida.

 

LOCATION PROFILE FOR ALL DIVISIONS 

  • Urban and infill Suburban locations with close proximity to major roads or public transportation hubs and areas with established above average demographics or neighborhoods in transition to similar.
  • Near significant demand generators such as Central Business Districts, Universities, major airports, hospitals, county courthouses,
  • Markets that have a history of vacancy rates significantly below national or regional averages.
  • Prefer areas with high barriers to entry due to difficult entitlement process, lack of developable sites or physical barriers.
  • Close to restaurants, shopping, banking and other cultural and recreational amenities

 

COMMERCIAL DIVISION   

  • Multi Tenant Office, Mixed Use, Light Industrial (Flex/Showroom), Industrial, Brownfield Re-developments, Self Storage and Retail.
  • Class A or Class B with the potential to be upgraded to Class A.
  • 25,000 to 250,000 SF.
  • Development, core plus, value add and opportunistic.
  • Under leased, mismanaged, significant deferred maintenance, and properties in need of upgrading or repositioning.
  • Flexible floor plans that have the ability to be easily divided to accommodate tenants of various sizes.
  • Multi-tenanted with no single tenant occupying over 50% of the property.  Staggered lease expirations for existing tenants with no more than 50% of the leases expiring within any 12 month period.
  • Significant discount to replacement cost.
  • Ample parking, typically minimum 4 spaces per 1,000 square feet unless served by public transportation directly to property.

 

MULTI FAMILY DIVISION 

  • Class A or Class B with the potential to be upgraded to Class A.
  • 10 to 100 unit complexes.
  • Development, core plus, value add and opportunistic.
  • Under leased, mismanaged, significant deferred maintenance, and properties in need of upgrading or repositioning.
  • Significant discount to replacement cost.
  • Amenity package equal to or greater than comparable properties.
  • Efficient layouts with generous living areas, bathrooms, closets and luxurious finish and appliance packages.

 

RESIDENTIAL DIVISION 

  • Development of 1 to 20 single family, semi detached or town home sites in established or gentrifying Urban and infill Suburban locations.
  • Tear down of existing homes and subdivision of lots from existing homes.

 

LAND PLANNING DIVISION  

  • Large tracts of land needing to be entitled or re-entitle to higher and better use.

 

ALTERNATIVE ASSET DIVISION 

  • Marinas with in-water or rack slips, operating maintenance shops, fuel dock and ships store. Special consideration given for excess land or development opportunities.
  • Franchise locations of existing or expansion opportunities or new concepts looking to grow.
